Terms and conditions.

The conditions under which you book and stay at Casa Ciubărului Bran. By submitting a booking and making the payment you confirm that you have read and accepted them.

This English text is a translation provided for your convenience. The Romanian version of this document is the legally binding one; in case of any difference, the Romanian text prevails.

1. Who we are

The website https://casacuciubar.ro is owned and operated by the company set out below, referred to hereafter as the “Provider”. The person making the booking is referred to as the “Client”.

The service provided is tourist accommodation at Casa Ciubărului Bran, located in Predeluț, Bran commune, Brașov county, Romania.

2. The services offered

The following services can be booked through this website:

  • Accommodation in the individual rooms of the house, or the whole house rented exclusively.
  • Extra beds, charged separately, per night.
  • The traditional wood-fired hot tub, charged per evening, as a paid extra on request.
  • Firewood for the barbecue and the open fire, at a charge, on request.

Breakfast and other catering services are not included unless they are explicitly stated in the accepted offer.

3. Prices and VAT

  • All prices shown on the website are in Romanian lei (RON).
  • The Provider is not registered for VAT, so the prices shown do not contain VAT and are final. No additional charges are added at payment.
  • The nightly price depends on the period, on the number of rooms booked and on the extras chosen. The total price of the stay is calculated and itemised in the booking form before payment.
  • Stays of at least 4 nights receive a 15% discount, applied automatically.
  • Local taxes owed to the authorities, where applicable, are included in the price shown.

4. Booking

Booking is done online, in three steps: choosing the dates, choosing the accommodation, and payment.

  • The minimum stay is 2 nights. In certain periods (public holidays, long weekends) the minimum can be higher; the form shows it as you pick your dates.
  • The standard capacity of the house is 12 adults and 5 children, with the option of adding extra beds.
  • The Client must be at least 18 years old and have full legal capacity.
  • The details entered in the form (name, phone, email) must be real and complete. The Provider is not liable for being unable to confirm a booking because of incorrect contact details.

A booking becomes firm when the payment is authorised by the payment processor and the Client receives confirmation from the Provider. Until then the request has the status of an enquiry, and availability is not guaranteed.

5. Payment

  • At the end of the booking you pay a 30% deposit online, out of the value of the stay. In the same step, the Client may choose to pay for the whole stay instead.
  • The remaining balance is paid on arrival, at reception.
  • Card payments are processed by EuPlătesc.ro, on a secure page hosted by the processor. Visa and Mastercard debit and credit cards issued by any bank are accepted, with 3-D Secure authentication.
  • The Provider does not collect or store card details. The card number, expiry date and CVV are entered exclusively on the processor's page.
  • The transaction currency is the Romanian leu (RON). Any currency conversion fees are set by the bank that issued the card.

6. Confirmation and invoicing

  • After payment, the Client receives confirmation of the booking by email and/or by phone, with the booking number, the dates, the accommodation chosen and the amount paid.
  • The Provider issues an invoice for the amounts received and sends it electronically to the email address given by the Client, within the period required by law.
  • For invoicing to a company, the billing details (name, tax number, trade register number, registered office) must be sent before the payment is completed, to contact@casaciubarului.ro.

7. Cancellation, changes and refunds

The full conditions are set out in the Cancellation, refund and delivery policy. In short, amounts paid are refunded as follows:

  • Cancellation 14 days or more before check-in: 100% of the amount paid.
  • Cancellation between 7 and 13 days before check-in: 50% of the amount paid.
  • Cancellation less than 7 days before check-in, or in case of a no-show: 0% of the amount paid.

Refunds are made to the card used for the payment, within a maximum of 14 days from the confirmation of the cancellation.

The 14-day right of withdrawal does not apply. Under art. 16 (l) of Romanian Government Emergency Ordinance no. 34/2014, accommodation services provided on a specific date are exempt from the right of withdrawal in distance contracts. The cancellation conditions above apply instead.

8. The Client's obligations during the stay

  • Observing the House rules, which form an integral part of these conditions.
  • Presenting a valid identity document at check-in, for every guest, in line with the legal obligations of accommodation providers.
  • Treating the spaces and fittings with care. The Client is liable for damage caused by them or by the people accompanying them.
  • The number of people staying may not exceed the number declared at booking without the Provider's prior agreement.

9. Liability

The Provider takes all reasonable care to keep the information on the website — descriptions, photographs, facilities, availability — correct and current, but does not guarantee the absence of any error. Photographs are illustrative.

The Provider is not liable for failing to perform its obligations due to force majeure or unforeseeable circumstances: extreme weather, interruption of public utilities, restrictions imposed by the authorities, blocked roads. In such situations the parties agree either to reschedule the stay or to refund the amounts paid in full, at the Client's choice.

The Provider is not liable for valuables left unattended in the common areas.

10. Personal data

The processing of personal data is described in the Privacy policy, which sets out what we collect, for what purpose, who we pass it to, how long we keep it and what rights you have under Regulation (EU) 2016/679 (GDPR).

11. Intellectual property

The texts, photographs, graphic elements and structure of the website belong to the Provider or are used with the rights holders' consent. Reproducing, distributing or using them commercially without prior written agreement is prohibited.

12. Applicable law and dispute resolution

These conditions are governed by Romanian law. Any disagreement is settled amicably; where that is not possible, the courts of Romania have jurisdiction.

The Provider may update these conditions. The version that applies to a booking is the one published on the website when that booking was completed. The date of the last revision is shown below.
